North Yorkshire Council Approves 10 New Glamping Pods at Wykeham Lakes

North Yorkshire Council has approved an application by Dawnay Estates to install 10 new glamping pods at Wykeham Lakes near Scarborough.

The new pods will be situated in a grass field at Charm Park Lane, Wykeham, just east of the existing Charm Park Camping Field, part of the North Yorkshire Water Park. The planned addition aims to enhance the site’s appeal for visitors seeking more upscale camping experiences.

Two different pod sizes will be installed. One type will measure 5 metres by 3 metres with a height of 2.5 metres, and the other will be slightly smaller at 4 metres by 3 metres, also standing 2.5 metres tall. The site will feature three of the larger pods and seven of the smaller ones. The pods will be arranged in an L-shape along the northern and western edges of the field, adjacent to an existing hedge.

Each pod will be built using timber and clad externally with dark grey felt shingles, providing a uniform and natural look that blends into the countryside. Guests will have access to an existing toilet and shower block located on the adjacent western site.

The project faced no objections from local residents or consultees. Planning officers supported the development, describing it as a “modest level of development” that would not significantly affect the rural character of the area.

An officer noted, “The pods utilising the site will not form a readily visible or prominent feature outside of the site. As such, there will be no significant visual impact on the street scene or area in general, and it is felt that the structures would consequently be well integrated into the plot and general area.”

North Yorkshire Council agreed with the assessment, stating that the pods are “low-level structures and inoffensive,” and consistent with other recent tourist development approvals in the region.

Before construction can begin, the developer is required to submit a biodiversity gain plan and ensure a minimum 10 per cent biodiversity net gain on the site. The council approved the application subject to these and other planning conditions.
